The short answer

Short answer

An AI receptionist for vacation rental businesses answers guest calls at any hour. It helps with check-in questions and wifi, and it asks what the problem is and if anyone is unsafe. It takes the property name and the guest name, then routes lockouts, leaks and safety issues to your on-call manager. It takes messages from owners and future guests too.

01 / Where calls get lost

Where calls slip away.

3 moments
  • 01

    Guest locked out at night

A guest arrives late and the door code does not work. They call, and no one answers. They wait outside in the cold, upset.

  • 02

    Check-in time problems

Guests arrive at check-in time with a question about the wifi or the hot tub. Your team is busy at another property, so the message waits.

  • 03

    Neighbor complaint on a weekend

A neighbor calls about loud guests on a weekend. Your team is not near the house. The complaint sits until Monday.

02 / On the phone

What it handles.

It answers from the info you give us about your vacation rental business. Then it asks the questions you would ask.

Built on your info

Calls it takes

  • A guest cannot get in, and the door code does not work.
  • A guest asks how to connect to the wifi.
  • A guest says the hot tub, oven or air conditioner is broken.
  • A neighbor calls to complain about noise from the house.
  • A future guest asks if the house is open on certain dates.
  • An owner calls to ask about upcoming bookings.

What it asks

  1. What is the name of the property, or its address?
  2. What name is on the booking?
  3. What is the problem, in your own words?
  4. Is anyone hurt, or does anyone feel unsafe right now?
  5. What number should we use to reach you?

03 / The rules it follows

When it hands off. What it never does.

You set the rules

Sent to a person now

  • A guest locked out at night goes to the on-call manager right away.
  • A water leak or a power outage at the house goes to a person right away.
  • Any safety issue. The AI tells the caller to call 911 first.
  • A neighbor complaint about the house or a guest goes to a person.

It never

  • Give out a door code to a caller it cannot verify.
  • Confirm a date, a price or a booking that the calendar does not show.
  • Take card details on the call.
  • Diagnose a broken appliance or tell a guest how to fix it.

04 / How it goes live

How it goes live.

Three steps. We do the building.

3 steps · no mystery box
  1. Start a plan

Start online. Then fill out a short form: your hours, services, common questions, calendar and who gets urgent calls.

  2. We build it and test it with you

We build your receptionist on your vacation rental business. You call it, and we tune it until it sounds like you.

  3. It goes live on your number

Your calls forward to it. We watch it, tune it as new questions come up, and send you a monthly report. Texting turns on once your carrier registration clears (A2P 10DLC).

The 30-day answer guarantee

Every call answered and logged, or you cancel and pay nothing more.

In your first 30 days, every call routed to the AI is answered and logged in your report. If it isn’t, you can cancel with no further payments. It covers the AI Receptionist and every Desk.

We don’t promise rankings, revenue or ROI. We promise the phone gets answered and you can see it. Details are in the Service terms.

Straight answers.

7 questions

Use the setup checklist to test the facts, calendar and handoff before real calls.

01

Will the AI give out the door code?

Only to a caller it can verify against the booking details you gave it. Anyone it cannot verify goes to your on-call manager.

02

Can it tell a future guest if the house is open?

It checks the dates your calendar shows. If a date is not on the calendar, it says it cannot confirm that date.

03

What happens with a neighbor’s noise complaint?

It takes the neighbor’s name, the property they mean and the time of the noise. Your on-call manager gets the note right away.

04

Does it handle a leak or a power outage at night?

Yes. It asks what is happening and if anyone is at risk. A leak or no power goes to your on-call manager right away.

05

Can a guest pay or change a booking by phone?

No. It never takes card details on a call. Booking changes go to your team, and the AI says so.

06

Will callers know it’s an AI?

Yes, if they ask. It never claims to be a person. Every call starts with a notice that it is recorded. Anyone who wants a person gets a warm transfer or a callback.

07

How much does an AI receptionist for vacation rental managers cost?

The AI Receptionist is $497 a month, for 1 line and up to 500 AI talk-minutes a month. The one-time build fee is $997. We waive it on a 6-month agreement. In Founding 25 (the first 25 clients, or until Dec 31, 2026), we waive it on a 3-month start.
